How Much Does Property Management Cost in Sacramento, CA?

How Much Does Property Management Cost in Sacramento, CA?

How Much Does Property Management Cost in Sacramento, CA?

Short answer: Most full-service property managers in Sacramento charge 6% to 10% of the monthly rent they collect, plus a leasing fee when they place a new tenant. Legacy Property Management charges 5.9%, 7.9%, or 9.9% of collected rent depending on the plan, with monthly minimums of $99, $149, or $199, and a leasing fee of 50% of one month's rent (minimum $599). On a typical $2,050 Sacramento rental, that is $121 to $203 a month, and we charge no technology, vacancy, or marketing fees on top.

Sacramento is a different math problem than the suburbs around it. Rents are lower, so the monthly minimums matter more, and the city has its own rent cap and registration rules. This guide walks through all of it with real Sacramento numbers.

Key takeaways

  • Typical Sacramento range: 6% to 10% of collected rent, plus a leasing fee.
  • Legacy's plans: 5.9% (Basic), 7.9% (Classic), or 9.9% (Complete) of collected rent.
  • Minimums matter here: on rents below about $2,010, the Complete Plan's $199 minimum applies. Many Sacramento 1 and 2 bedroom units fall in that range.
  • Leasing fee: 50% of one month's rent, minimum $599. Many companies charge a full month.
  • Fees we don't charge: technology fees, vacancy fees, marketing or advertising fees.
  • Why a percentage beats a flat fee: your manager earns more only when you do.
  • Local office: 2143 Hurley Way, Suite 103, Sacramento.

What does property management cost on a typical Sacramento rental?

The median rent on the Sacramento homes we manage is about $2,050. By size, that is roughly $1,650 for a 2-bedroom, $2,400 for a 3-bedroom, and $2,500 for a 4-bedroom.

Here is what Legacy's plans cost at those rents:

PlanFee2-bedroom ($1,650)Typical home ($2,050)3-bedroom ($2,400)
Basic5.9%, $99 minimum$99$121$142
Classic7.9%, $149 minimum$149$162$190
Complete9.9%, $199 minimum$199$203$238

Why the minimums matter in Sacramento. A monthly minimum applies when the percentage works out to less than the minimum. That happens below about $1,680 on Basic, $1,890 on Classic, and $2,010 on Complete. On a $1,650 2-bedroom, every plan is at its minimum, so the real rate is higher than the headline percentage. If you own a smaller unit, compare managers on the dollar amount, not the percentage, and ask every company you talk to what its minimum is.

The leasing fee on a $2,050 home is $1,025 (50% of one month's rent), charged once when we place a new tenant. It is not charged again when the tenant renews.

What a full year actually costs

The higher plans bundle in the occasional costs that the lower plans bill as they happen. Here is a full year on a $2,050 Sacramento home, for a California owner whose tenant renews and who has one inspection during the year:

PlanWhat you payYear total
Basic$1,451 management + $199 tax prep + $99 inspection + $299 renewal$2,048
Classic$1,943 management + $99 inspection + $199 renewal$2,241
Complete$2,435 management, everything above included$2,435

For under $400 a year more than Basic, Complete adds Eviction Protection (up to $10,000 in legal fees for a tenant we placed), the 12 Month Leasing Guarantee, bill pay, legal notices, and one predictable number every month. The full plan comparison is on our pricing page.

Percentage vs. flat fee: which Sacramento fee structure works for owners?

Flat monthly fees are easy to compare, and on a lower-rent Sacramento unit a flat fee can look like the cheaper option. The question worth asking is not only how big the fee is, but what the fee structure rewards.

A flat fee pays your manager the same whether your home rents for $1,900 or $2,200. Getting $2,200 takes sharper pricing, better photos, more showings, and the patience to hold out for the right applicant. A flat-fee manager earns the same either way, and only one of those outcomes costs them less effort. Over a two-year tenancy, that $300 a month gap is $7,200 of your money, and nobody on the management side had a reason to fight for it.

A percentage means our revenue moves with yours. Price your home $200 a month better and you earn $2,400 more a year, while we earn about $190 more on the Classic plan. We are not doing you a favor by pushing for market rent. We are doing our job and being paid for doing it well.

That matters even more in Sacramento. The city caps how much you can raise rent on many units each year (more on that below), so the rent you set at move-in is the base every future increase is built on. A manager with no reason to fight for that first number costs you every year the tenant stays.

We also charge on rent collected, not rent charged. If a tenant stops paying, they stop paying us too.

The honest tradeoff: as your rent rises, so does our fee. We think that is the right alignment, because the fee only rises when your income does.

The fees Legacy does not charge

  • No technology fee. Some companies bill a monthly or annual software charge for their owner portal and accounting system. Your online owner portal is included.
  • No vacancy fee. Some companies keep charging a management fee while your home sits empty. Our fee is a percentage of rent collected, so no rent means no management fee.
  • No marketing or advertising fee. Some companies add a marketing charge on top of the leasing fee. Ours covers professional photos, a video walkthrough, listings on Zillow, Trulia, HotPads and the other major sites, a yard sign, and showings.

The fees Legacy does charge, in writing

These apply to all three plans:

  • Leasing fee: 50% of one month's rent, minimum $599, when we place a new tenant. It covers pricing, marketing, showings, our nine point tenant screening, lease execution, and the move-in inspection.
  • Maintenance management fee: 10% of coordinated work. It is a stated fee, not a hidden markup, and it pays for sourcing licensed and insured vendors, following the job to completion, and sending you photos of the finished work. Anything over $500 comes to you for approval before it is scheduled.
  • Setup fee: only when a property comes to us with a tenant already in place. $499 on Basic, $399 on Classic, none on Complete.
  • Lease renewals: $299 on Basic, $199 on Classic, included on Complete. Every renewal starts 90 days out with an Annual Investment Review and a current market rent analysis.
  • Inspections: $99 each, with one per year included on Complete.

What Sacramento owners should know beyond the fee

The city's rent cap. The City of Sacramento's Tenant Protection Program limits annual rent increases on covered units to 5% plus the change in CPI. As of July 1, 2026, the cap is 8.6%, and rent can only be raised once every 12 months. Tenants who have been in place more than 12 months are protected by just cause eviction rules, and the city can impose penalties of up to $25,000 for violations. Whether your unit is covered depends on its age and ownership, so this is worth confirming before you set rent or serve any notice.

City registration and inspections. Covered units must be registered with the city's Tenant Protection Program, and the city's Rental Housing Inspection Program can require inspections and annual fees. These are city charges, separate from any management fee, and they are easy to miss as a self-managing owner.

Price for the long term. Because increases are capped, an underpriced lease in Sacramento can take years to catch up. A current market rent analysis before every lease and every renewal is included on every Legacy plan.

What is the Sacramento rent increase cap for 2026?

For units covered by the City of Sacramento's Tenant Protection Program, the maximum annual increase is 8.6% as of July 1, 2026 (5% plus CPI), with one increase allowed every 12 months.

No. There is no technology fee and no separate marketing or advertising fee. Marketing is covered by the leasing fee.

Is a flat-fee property manager cheaper than a percentage-based one?

The Complete Plan. Legacy pays up to $10,000 in attorney and court filing fees to evict a tenant we placed, with no eviction deposit from the owner. See all twelve Legacy guarantees.
